1.1. Trust Property Point is a real estate agency offering services for buying, selling, and renting properties in Mumbai (and Mumbai Suburban), Mira Road, Vasai, and Virar.
1.2. All users of our services must agree to these terms. If you disagree with any part of these terms, you may refrain from using our services.
1.3. We reserve the right to modify or update these terms at any time without prior notice. The updated terms will be effective immediately upon being posted on the website.


2. Use of the Website

2.1. The content on this website is for general information and use only. It is subject to change without notice.
2.2. Unauthorized use of the website or any of its content is prohibited and may result in legal action.
2.3. Trust Property Point is not responsible for any inaccuracies or errors on the website.


3. Property Transactions

3.1 Trust Property Point acts as an intermediary to facilitate property buying, selling, and renting.

3.2 We strive to ensure all property information listed is accurate; however, we do not guarantee the completeness or reliability of the information provided.


4. Brokerage Policy

At Trust Property Point, we provide transparent and professional brokerage services. The following brokerage charges apply:

For Buying and Selling Properties:

  • Both the property owner and the buyer will be charged 2% brokerage on the finalized sale price of the property.

For Rental Properties:

  • Both the property owner and the tenant will be charged one month’s rent as brokerage.

4.1. Brokerage charges are non-negotiable and must be paid upon successful completion of the transaction.
4.2. The brokerage fee is applicable only to deals facilitated by Trust Property Point.
4.3. Failure to pay brokerage fees may result in legal action to recover the outstanding amount.


5. Additional Charges

5.1 Stamp duty, registration charges, and other applicable expenses related to property transactions are not included in the brokerage fee. These costs must be borne by the property owner and/or buyer (either individually or jointly, as agreed by both parties).

5.2 For rental properties, the cost of preparing the rental agreement is not included in the brokerage fee. This expense will be shared equally (50:50%) by the property owner and the tenant.


6. Client Responsibilities

6.1. Clients must provide accurate and complete information about the property or their requirements.
6.2. All property-related transactions must comply with applicable local laws and regulations.
6.3. Clients must disclose any legal disputes or encumbrances related to the property.


7. Limitation of Liability

7.1. Trust Property Point acts as an intermediary to facilitate property transactions and is not responsible for disputes arising between parties involved in a deal.
7.2. We are not liable for any losses, damages, or delays resulting from issues beyond our control.


8. Privacy Policy

8.1. Trust Property Point respects your privacy and ensures that your personal information will be handled in accordance with our Privacy Policy.
8.2. By using our services, you consent to the collection and use of your data as described in the privacy policy.


9. Governing Law

9.1. These terms and conditions are governed by and construed in accordance with the laws of India.
9.2. Any disputes arising out of these terms will be subject to the exclusive jurisdiction of the courts in Mumbai.
